Site Prep & House Foundations Contractor

Site Prep and FoundationsEvery successful build starts well before the first wall goes up. The ground beneath your home needs to be properly shaped, excavated, and prepared before your builder can do a thing. Get this stage right, and the rest of your project runs smoothly. Cut corners here, and you risk foundation movement, drainage problems, and costly rework down the track.

At Lowkey Excavating, we handle site preparation and foundation excavation for new residential builds across Northland. We are fully insured, and we work methodically through every stage, using laser levels and the right equipment to make sure your site is ready to build on.

Topsoil Removal

Before any foundation work begins, the organic topsoil layer needs to be stripped from the building platform area. Topsoil is not a suitable base for construction as it compresses over time and causes movement. Removing it correctly and exposing stable ground is a critical first step before excavation proceeds.

We have a grab attachment on our Kobelco excavator, which is useful for handling rocks and other material that needs to be shifted or relocated during the process.

Cut and Fill Work

Most Northland sections are not perfectly flat. Once the section is cleared, we assess the ground levels against your building plans and carry out whatever cut and fill work is needed to create a stable, level building platform.

Cut and fill involves removing earth from the high points of a site and using it to build up the low points, bringing everything to the correct grade. On sloped sections this can be a substantial piece of work. Done accurately, it ensures your building platform is stable and that surface water drains away from the structure correctly.

We use laser levels throughout the cut and fill process to ensure we are working to the correct grades across the entire footprint of the build.

Foundation Excavation

Once the building platform is established, we excavate the foundation trenches or slab area to the specifications set out in your building plans and engineer’s drawings. This is where precision really matters.

Your builder needs foundation trenches that are cut to the correct depth, width, and level across the whole site. Any inconsistency here can create problems for the structure above. We take care at this stage to match what the plans require, and we work closely with your builder to make sure nothing gets missed.

We also carry a drilling attachment on our Kobelco excavator. This is particularly useful for pile foundations and pole houses, where individual holes need to be drilled to specific depths, and for situations where tight access makes conventional excavation difficult.

Where rock is encountered during excavation, we have the capability to break it on site. Rock breaking is a normal part of site work across many Northland sections, and having that capability means the job keeps moving without waiting on additional contractors.

Service Trenching Around Foundations

Before your builder pours concrete, trenches are often needed for underground services including stormwater drainage, wastewater pipes, and other infrastructure that needs to run beneath or around the foundation. We can take care of this as part of the overall site prep package, coordinating with your plumber and other trades so the trenches are in the right place at the right time.

Working With Your Builder and Trades

Site preparation sits right at the beginning of the build timeline, which means getting it done efficiently and correctly sets the pace for everything that follows. We understand that and take the coordination side of the job seriously.

We work alongside builders, plumbers, electricians, and other trades throughout the process. Whether your project is being managed by a project manager or you are dealing directly with your builder, we keep communication clear and straightforward so there are no surprises and your project stays on track.

How It Works

Getting started is straightforward:

  • Get in touch by phone or email with a brief description of your project.
  • We come to you and arrange a time to look at the site in person.
  • We put together a quote based on what the job actually requires.
  • Once you are happy to proceed we lock in a start date and get to work.
